Whispering Oaks Homeowners’ Association

Minutes From Board Meeting

December 6 , 2010

The Board of Directors of the Whispering Oaks Homeowners' Association met at Amici's Restaurant on Monday, December 6, 2010. Present: Andrew Birchall, Bobby Crum, Bette Mac Dowell, Bob Parker and John Ragosta.

The meeting was called to order at 7 pm by Bobby Crum, President.


COMMITTEE REPORTS

TREASURERS REPORT:

John Ragosta, Treasurer, reported that the current balance in the WOHA checking account at Compass Bank is $11,577. John will be contacting the WOHA auditors to review our 2010 financial standings.

ARCHITECTURAL REVIEW:

Andrew Birchall reported that he has received two complaints from members. These complaints are presently under review. Research of the WOHA covenants is being made regarding these issues.

OPERATIONS:

There was much discussion on the present breakdown of the Madrid Street gates. Bette Mac Dowell reported that Old City Gates was called to service the gates but they were unable to repair them. They recommended replacement of the aged operators. Andrew Birchall made a motion to amend a previous Board decision and have the needed equipment replaced immediately. Bob Parker seconded and the motion passed unanimously. Old City Gates will be called to install new gate operators at the Madrid Street entrance. The Board agreed that having the gates function properly before the holidays was a priority.

Bob Parker said that he installed electric outlets at the Beach Blvd. entrance. These were needed for our holiday lights. Arc Flash Electric Corp. will be installing a replacement light which was damaged by vandals in the island on the west side of Whispering Oaks Circle. The company will also replace damaged lights at the Beach Blvd. entrance.

LANDSCAPE:

Bobby Crum announced that the holiday decorations project has been completed. The Board wishes to thank our members, Steve and Jaime Cacchio, for their time and efforts on this project.

Bobby also reported that new annual flowers have been planted at the Beach Blvd. entrance.


OLD BUSINESS:

The Board discussed the long range planning of the continuation of fencing at A1A and the needed road resurfacing project.

NEW BUSINESS:

Bobby Crum distributed copies of the Notice of Annual Meeting, Treasurer's Report, 2011 Approved Budget and Ballot for review by the Board. Bob Parker made a motion to send this mailing to WOHA members and Andrew Birchall seconded. The motion was approved unanimously.

Bobby Crum made a motion to adjourn the meeting. John Ragosta seconded. The meeting was adjourned at 8:40 pm.
