Bobby reported satisfaction with Lawn Ranger and Ranger Bob services. He estimated $2,000 as the cost of washout repairs to be completed in the spring. along with mulching the oceanside entryway. Nick cautioned the Board against making any alterations to the ponds since the as-builts are based upon existing dimensions of the ponds. St. Johns River Water Management and the city of St. Augustine Beach must first complete their on-site walk thru to formally sign off on the completed drainage work. The Board authorized Nick to proceed with taking bids on a new vendor pad to be installed on the inside of the west gate. This will allow cyclists and baby strollers pushed by pedestrians to leave Whispering Oaks by entering the code 1121 on the new pad. Bob said that extra posts are needed at the north end of the west gate to deny access to non-resident pedestrians. The Board will pay for posts positioned in consultation with Joe Price, whose lot adjoins the gate. Nick will also oversee replacement of the defunct speaker modem at the east gate. Spending on gate-related upgrades and repairs will occur in two phases for budgetary reasons unless it is more cost effective to do it all at once. Meanwhile, the resident-entry code for vehicles will change on a working day close to March 1. WOHA members will be notified in advance of the exact time of the change. Pat reminded members that January 31 is the deadline for receipt of annual homeowners' dues at WOHA, 951 A1A Beach Blvd., St. Augustine FL 32080. This year's amount is $580 per lot. After the deadline, owners are subject to late penalties. Linda said the Update newsletter will continue to be delivered quarterly on the WOHA website. Marty advised the board that additional fencing is needed along Ewing Street to deter trespassers. The Board will take up the issue at its February meeting. He added that the city's Building Department has ordered the removal of a tree-house platform in our neighborhood because it fails to meet high-wind-resistance standards. Norine Binder itemized changes she said are needed to the Covenants. Dave referred her agenda to Covenants Review Committee chairman Joe Price. The Board expressed its thanks to John Ragosts for his three years of service as a Board member. John was not a candidate for re-election. The regular meeting adjourned at noon.
