Minutes From General Meeting and Board Meeting

July 6, 2006

Present: John Ragosta, Nick Binder, Pat Moyer, Dave Anderson, Gary Larson

Meeting was held at City Hall for convenience of Mr. Gary LArson

The Board and Mr. Larson waited for appearance of Tom Webb, slated to represent the developers, but to no avail.

Nick Binder guided the review of actual and potential repairs and replacements which the Board perceives as fallout from the developers' belated execution of the drainage plan.

Nick reiterated the board's request for Bahia grass instead of St. Augustine grass in the retention ponds.

Four lots, 4, 5, 6 & 34 have been impacted as a result of crews driving dump trucks between Whispering Oaks and the future site of the condominiums infront of Whispering Oaks to offload sand and dirt dredged from pond sites.

Underground wiring was cut and must be replaced.

Depths of retention ponds must be monitored to avoid excessively steep slopes and the need for retaining walls.

A traffic safety hazard may be emrging on the bend in Big Magnolia Court, where the road borders the largest pond site. Hedges or other plantings will be needed to mark the boundary.

An electric meter will be needed at the pump station. Thr developers will pay for pump materials and labor, but the board will take responsibility for its eventual replacement, and therefore must be apprised of specifications.

Curb and road damage continues to take place whenever heavy project-related vehicles traverse WOHA roadways. Developers must accept responsibility for replacing or repairing cracked, depressed or broken surfaces.

The location of necessary manhole near the front sign must take into account the resulting appearance of the entry area.

Plantings to be destroyed by pipeline installations must be replac ed by the developers, Digging for pipeline should avoid islands whereever possible.

In response, Larson took notes and promised to convey all of the board's points to the developers. In answering a question from Pat Moyer, he said he could not predict just when drainage project will be completed. He did predict that when it is complete "everyone will be happy."
